Home prices trending at fastest upward pace since 1977
U.S. home prices rose for the 16th consecutive month in June and are trending at the fastest upward pace since 1977, CoreLogic reported today.
Including distressed sales, Core Logic’s Home Price Index was up 1.9 percent from May to June and 11.9 percent from a year ago. CoreLogic’s Pending Home Price Index predicts prices increased 1.8 percent from June to July.
The five states with the greatest annual home price appreciation (including distressed sales) were: Nevada (26.5 percent), California (21.4 percent), Wyoming (16.7 percent), Arizona (16.2 percent) and Georgia (14.3 percent).
“In the first six months of 2013, the U.S. housing market appreciated a remarkable 10 percent,” said Mark Fleming, chief economist at CoreLogic. “This trend in home price gains is moving at the fastest pace since 1977.” Source: corelogic.com.

What are the Tax Incentives for Commercial and Investment Real Estate?
Owners of commercial real estate also have access to significant federal tax incentives for making energy efficiency improvements. The incentive are available for existing buildings that are renovated of retrofitted, and newly constructed buildings. Though the tax benefits are intended primarily for real estate owners, commercial property tenants who pay for energy improvements may be eligible as well.The primary building components eligible for federal tax benefits in commercial buildings are:
*heating, cooling and water heating systems
*interior lighting equipment
*building envelope improvements (e.g. energy efficient doors, windows, insulation in the roof and exterior walls.
To qualify, the renovated property must meet the ASHRAE 90.1-2001 building standard, and be placed in service no later than December 31, 2016.
ASHRAE refers to the American Society of Heating, Refrigeration and Air-conditioning Engineers; the ASHRE 90.1 standard is that group’s detailed technical requirements for energy efficiency in commercial and other buildings except low-rise residential properties.
